Buying a new construction home allows you the opportunity to customize a home to your liking with all the upgrades you want.  However, all those upgrades may leave you stretched a little thin when it comes to finances.  Buying a brand new home is not cheap and there are costs that you should plan for after closing.  Start setting aside money now so that after closing you are ready for these potential costs.

Utilities

If your new construction home will be larger than your current one, your energy bills will also likely increase.  It costs more to heat and cool a larger home. It is wise to prepare for this when it comes to budgeting.  If you will be changing utility companies you may be responsible for paying a deposit at the time you initiate service start up.

Appliances

Don’t expect appliances like a washer and dryer to come with your new home unless it has been negotiated in your contract with the builder.  Many builders also don’t include refrigerators as part of their negotiated price and opt to let the buyer purchase one that fits their needs.  Start shopping for appliances now and watch for sales to help reduce your out of pocket costs.

Landscaping

Read your contract carefully and see exactly what landscaping will come with the home. Some builders only landscape the front yard and leave the back for you to tackle.  Some homeowners associations will require you to have both your front and backyard landscaped right away.  It is best to speak with your builder and find out exactly what landscaping will be done.

Window Furnishings

Don’t expect your new construction home to come with beautiful window furnishings. Once you move in you will want to add new window covering fairly quickly to protect your privacy.

Furniture

The furniture you have in your home now may not work well with your new home’s layout or maybe this home is larger and has more rooms that you will need to furnish.  Start setting aside money now so that when it comes time to move in you can get to decorating as soon as possible.

Garage Doors

If your new home comes with a garage don’t be surprised if it doesn’t come with a garage door opener.  Plan your budget accordingly if you will want a garage door opener for added convenience.
